1. Behaviour and Damages
The Tenants are totally responsible for the restitution of any damages, in their liability, during their stay at the properties.
The client making any reservation with us is responsible for the correct and decent behavior of his party. The Guests are responsible for any loss or damage that you or members of your party may cause to the properties or its contents. You are required to report any damages to the property's keeper or to us and to bear the cost of repair or replacement. Should you or any member of your party behave un respectfully towards the properties and their contents, the keeper has the right to ask all guests to vacate the properties immediately.
A deposit of the property's rental must be paid to a designated Bank account once the reservation is confirmed. No contract with us will exist until we have received this amount and the booking form duly signed and have consequently confirmed your booking. Once the payment arrives your reservation is confirmed and you will get an automated email with a reservation ID. Should you later cancel, cancellation charges will become payable in accordance with paragraph 3.
3. Payment of Balance
The balance of the payment must be paid following the policy applied to each villa online. Most of the properties have a settled balance a few weeks or days before your arrival at a designated bank account. If we do not receive the balance by the due date, we shall be entitled to cancel the booking without prejudice to our claim for cancellation charges and to retain the deposit. For bookings made within the nonrefundable period of the arrival date, you will be required to pay the full cost of your holiday at the time of booking.
4. Security Deposits
A security deposit as stated in the booking form is payable with the balance of the reservation to cover during your stay the cost of any damages to the properties or their contents. The amount is fully refundable no later than 7 days from your departure provided we receive from you full bank account details including account name, bank name, IBAN code (or equivalent for non-EU countries), and BIC code.
The TENANT is totally responsible for the restitution of any damages, in his liability, during his stay at the residence.
5. Cancelation by you
It is agreed between us that should you wish to cancel all or any part of your booking, or that the booking is canceled by us due to non-payment, then the property cancelation & payment terms apply.
All cancellations must be sent to us in writing and signed by the signatory of the booking form. So if you wish to cancel your booking please request a cancelation form from our reservation department. reserve [at] oluxuryvillas [dot] com
6. Cancelation or Alteration by us
Although it is unlikely that we will have to make any changes to confirmed arrangements, it could occasionally happen, and we will advise you at the earliest possible date. If for any reason beyond our control we are unable to provide you with the properties you have booked, we reserve the right to transfer to similar or better properties. However, if this is not possible or you do not wish to be transferred, we will cancel the booking and refund the amount paid to us for the properties, but we will not be liable for any cancellation charges for travel arrangements.
7. Minimum letting period
Each villa online has a different minimum stay policy you may see at the time of reservation. Exceptions may be allowed depending on the properties and availability.
8. Number of Guests
Only those persons stipulated on the booking form may use the properties. The number of guests must not exceed the maximum number indicated in the booking form. Parties and functions involving a large number of invitees are strictly prohibited unless fully approved by us & owners of the properties.
9. Arrival & Departure
All properties have a specific check-in & out time so make sure to see all information apply on the property information (Things to Keep in Mind)
We cannot guarantee early check-ins or late checkouts unless confirmed by us and the owners.
10. Cleaning & Maid Services
The property will be cleaned at the beginning of the rental period, before your arrival. The property provides at least some hours of daily maid service. For extra services please see paragraph 11.
11. Extra Daily Cleaning
Should you require any extra services, such as 12 hours housekeeper, daily linen changes, in-house Chef services, Car rental, Babysitting, Yacht Charter, Massage, Beauty treatments, etc please advise us at the time of booking. We cannot guarantee availability at any time but we will do our utmost to satisfy your request. All quoted charges will need to be prepaid at the time of booking the specified extra service.
12. General Notices
If the tenants incur any fire, water leakage, or any other damage or incident they must immediately inform the Manager accordingly.
Please do not throw papers or other items in washbasins or in the toilets because IF there is no sewage system, big damage may be caused to the property's drainpipe system.
Towels provided by the Owners may be used only inside the villas.
13. Children's Policies
Children are generally accepted in most villas. However, they are allowed in the Swimming pools or in external spaces only attended by adults. Make sure to pick a villa from our family category making sure to have family facilities.
Pets are generally not accepted in our properties. If you want to bring one with you, please check with us first to have authorization. If accepted, you will be probably asked for an additional security deposit.
The TENANT also must pay attention to the following:
The area surrounding the property is of special natural beauty. Part of it is rocky, and wild with any related risks this might entail.
On a purely indicative basis, some of the risks may be:
- Injuries, bites, and stings by reptiles, snakes, insects or rodents;
- The danger of sunstroke, sunburns, skin allergies;
- Drowning in the nearby beach, or in the swimming pools due to total ignorance of swimming or not adhering to the rules of safe swimming
- (Such as but not limited to consumption of drugs, alcohol, overeating, etc.);
- Natural occurrences like waves, thunderstorms, etc.;
- Negligent behavior in general;
- The danger of falling from the veranda railings, stairs, swimming pools, and rocks that exist within the surrounding landscape;
- Risk of stomach or intestinal sickness as the water sometimes is not brackish;
- Risk of injury or death from unauthorized access to certain places in the property, such as the pump rooms of the swimming pools, boiler rooms, emergency generator rooms, etc.;
It should be noted that, although covers and walls surround the property, it is impossible to prevent the unauthorized entrance of people or animals.
It should be noted that we, bear no responsibility to the TENANT and generally to all people who accompany them if there is an incident of burglary or theft or removal of valuables, jewelry, money, or any other valuables.
For all the above risks and/or dangers, which are broadly mentioned herein, and without any limitation to these ones only, it has been mutually and explicitly agreed that the O L V TRAVEL AGENCY - FZCO bears no responsibility, whatsoever same might be and howsoever it might arise towards the TENANT and/or their families and/or their guests and/or their servants and/or their escorts and/or whomsoever the tenant allows to visit the property and its surroundings.
Additionally, We are not responsible for events of force majeure, resurgence, strikes riots, terrorist actions, extreme or adverse weather conditions, etc.
15. Guest Injury
Neither O Luxury Villas and owners of the properties nor his servants can be held responsible for any accident nor injuries that occurred to all guests during their stay at the properties under any circumstances.
It is a condition of booking that your party is covered by comprehensive travel insurance including coverage against trip cancellation and against personal injury. The appropriate coverage should be purchased at the time of the booking. Please contact your travel agent, travel consultant, or insurance broker about this. By confirming any reservation with us booking confirms that you are covered by such insurance.
Valuables left at the properties are at the clients' risk. O L V TRAVEL AGENCY - FZCO, Property owners (and the property's staff) can not be held responsible for their loss, misplacement, or robbery at any time.
18. Law - Jurisdiction
In the event of any dispute concerning the terms and conditions, the parties agree that any such disputes shall be settled by the courts of United Arab Emirates.
